What you pay will save you probably triple that in repair costs. 

How did the properties you purchased turn out, and were there any unexpected issues like liens or repairs?

We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

Hire a contractor to repair.

I have someone who wants only 41k for this property with about 21k worth of repairs. 

On that one, we documented maintenance issues and owner did NOT allow us to repair.

Looking to have some repairs done and need to find local contractors that I could hopefully build long term relationship with.
