What are the comps selling for (last 3-6 months)in the neighborhood?

Second rental property as a duplex.Converted SFR, first floor 4br and 1 bath ($665/month).

I left them recently like many others have in the last 5 months and even though our money was technically an investment and a limited partner contribution, they refused to give anyone their money back even after stating numerous times they would give people their money back if they choose to leave. 

They have also outsourced their TAX SERVICES and despite my constant request to expedite my tax filing so that we can apply for a CRITICAL BUSINESS LOAN TO EXPAND OUR BUSINESS, THEY SAT ON OUR TAX and BOOKEEPING files for 7 months.

I recently purchased a 2 unit property as owner occupied with one unit already rented out. 3 months after closing, I was laid off due to a restructure at my company, so I decided to rent out the other unit my girlfriend and I planned to live in.

Last month, I was projecting to see the inventory numbers rise with seasonality and get a slight bump from Hurricane Helene, but that has proven to not be the case.

Perhaps we "buy" the house from them for the $328K balance to satisfy the lender and don't need a large down payment and then have a separate contract with them to pay $x per month until we've paid the full $172K amount.

My borrower is irate as it has been 2 months.

I know of only one building that allows Mid-Term Rental 1 month or longer.   

Is saving the fee a PM charges worth the potential thousands in cost and headaches?
