If so, this is definitely a route I am exploring.Preferably, I'd like to own the property and create cash flow with the booming rental market due to the oil and gas workers migrating to the area.Also, you said you have a student.

In the Houston area, we're looking at an in-migration of 3 million people in the coming years which, plus continuing strength in oil and gas, could be something of an insulator from the downward pressures everyone has mentioned in this thread.
