I'm hesitant to give up my conventional loans on the next cash out refinance for DSCR loans.

Your best option is a Conventional or an FHA loan. 

Unfortunately, I think you should eat the cost on this.If you have a door that can lock, you should provide the key.

The only thing it’s difficult for is if you have multiple loans on the property.

This is why for an investor who get's to a certain portfolio size where they could just hire someone directly and take on yet another role (employer), there is still value in a PM via the shield a licensed PM provides.
