Issues 1) even garage conversion ADUs in single family zoned areas typically cost more to build than the value that they add.  

I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.

Will having money fix that issue?

To some on here that is not much money but you measure it in relation to your income, my guess is it is a big % of your income. 

I am new to real estate investing and still learning, so any advice, related or unrelated to this would be extremely appreciated!

One of the big issues is that the new PM reached out to the tenants with notice of management change, but without confirmation from the current PM they didn't trust that the new guy was legitimate. 

I'm noticing a lot of homes with foundation issues. 

@Kayla Elliott  Hi Kayla - this was a commercial mortgage loan with a local bank, that held it "in house" after it was issued. 

Utilities will be an issue.  

As it relates to lease end dates I've seen two things work here. 1) You can stagger end dates as mentioned above or 2) you can optimize for summer - this works better for us in areas where you see students or families with school age children moving to align with the summmer months.Separately, this is a great argument against month-to-month leases.
