I did not use a property manager but I used a trusted friend to be in charge of the properties; he was able to move into the houses once they closed, take care of the little issues that needed to be fixed up and interview renters (we used Smart Move).

My company manages multifamily communities (100-300 units) nationwide and we would like to start performing detailed, onsite property inspections that include an interview with the onsite property managers.

when I was with the state of Oregon investigator who was interviewing me regarding unlicensed wholesaling in our state.. this was one of her question.. she says wait a minute this is not an investor they are not buying it.. they are just making an assignment fee.. also just putting EM down in their eyes is not equitable interest.. so I don't know Oregon seems that the way people wholesale is violating the licensure laws..

I don't think it is a co-op since the agent hasn't mentioned about any co-op interview and rules. 

You can interview new agents even before doing this though so you can keep things moving along.

Also, would I need to pay to interview/consult with one?

I found out about it watching a podcast and they had the guy who designed it on for an interview. 

I have interviewed a couple of them so far such as The Trinity Group at HER Realtors, ERA Real Solutions Realty, Northpoint Asset Management, Columbus Property Management Pro's, Golden Gate Real Estate. 

They also have property management that I think is good and manages both my rental properties in the area (one fourplex, one SFH).I've had favorable impressions of the property management teams at Gold Medal and Blessed Properties in the area for two others to interview.

Other managers I have interviewed were at 50% first months with a lower % of gross rents.
