How customized are the buildings?  

It would be ideal to be hands on for my first deal.Any thoughts would be much appreciated!

I want two things - I want help customizing a lease for my property.

I also don't think they are customers. 

An activity is a rental activity if tangible property (real or personal) is used by customers or held for use by customers, and the gross income (or expected gross income) from the activity represents amounts paid (or to be paid) mainly for the use of the property.

Ideally, you'll want to see average 90% occupancy across the board, otherwise you'll be relegated to regional bank and credit union lenders that require (i) recourse, (ii) deposit requirements at close, (iii) slightly higher rates, (iv) lower amortization, and (v) less interest only [if cash flow is a priority for you]. 

Customer service has also been very good in my experience although hold times average around 5-10 minutes depending upon the time of day you call.  

What is the customer demographic that is driving STR/MTR in Fargo?

It is ideal to get as many stays as possible before yearend.
