Number two is Tampa Heights, south of the university and slightly north of downtown; this old neighborhood of Tampa Heights is attracting more people than ever.

It also has considerable risk involved as well. 

In that scenario, I'm trying to decipher if it follows normal partnership rules or if there are special considerations.

The 16% ROI includes the loan pay down after year one coming from the amortization schedule along with breaking out other ROI considerations. 

I’d take into consideration the quality of the unit and how recently it was renovated.

Is that consideration tied to the property or the house itself?

I continue to see more and more investors, either doing private, lending or investing in debt, not take into consideration the risk.What do I mean by that?

If I jump to the end of this story first, I will tell you that at 7% interest and high market values, very little cash flows well when you take into consideration principle, interest taxes, insurance, and a $100 maintenance reserve… at least where I live in Florida - but we have really high insurance rates.  

I'm currently listing a unit via Avail, and despite them adding some new syndication partners, I am seeing considerably less interest/traffic on my property listings.
