Has anyone been able to get title insurance sooner, specifically in New York State?  

They might be able to do something sooner.

Sorry for not replying sooner; between a recent move and focusing on a career transition, I hadn't seen your post. 

But I'm confident I would get a tenant that would move in by the first of August, probably sooner. 

In the state of Florida, I was always told unless specifically shown a legal in a judgement for a property, personal judgements like credit card, car loans, gym membership judgements cannot encumber real estate.  

Being able to close in 30 days or even sooner is more valuable than saving a fraction of a point on the interest rate, in my opinion.  

I’ve estimated that to happen in about 10 years, but would like for it to happen sooner.

If I ever get big, I would like to pass on my knowledge to others as I go on and that's what I think it's nice to be in a community.I'm going to be studying for the real estate licensure sooner after I finish summer semester. 

So you might be notified sooner than everybody if they know what you are looking for and may not worry about being taken care of from helping you. 

And if I refinance with a non-VA loan and cash out I can buy the next property sooner, once I find a great deal of course.
