Don't listen to proforma numbers on things that the prior owner couldn't do and you shouldn't pay the seller for your future efforts and hard work. 

I suspect the value added will not justify the effort.

We have began to target Listing Agents, in an attempt to find connections, but are wondering if there are specific agencies that specialize in this market that we should be targeting, to lessen the effort?
