Developed friendships during the first year of renting down there and then came the 8k tax refund to buy a house plus 3% FHA financing.

Business with friends and family is always much more complicated and could lead to a quick end to the friendship/love.In short, I'd try to avoid putting yourself in this situation.

Every one I have been to so far, I have met tons of very welcoming folks who want to pass along their knowledge, their success and their friendship if you are willing to reciprocate.

To me it sounds more like the problem is with the friendship as opposed to the fact they are an agent. 

I'm sure we can find ways that we can all come out on top and create some great friendships in the process.

To protect both of your investments (and your friendship), you'll definitely want to make sure you have the proper paperwork to make sure the loan is done legally and that all possible contingencies are covered.

plus you can always go be a greeter at Walmart for extra income. or any number of other easy jobs when your old to kill some time so you dont get too board I saw an article the other day about how Wal-Mart is doing away with greeters...might have to look for another way to make extra income. lol I agree with a few of the people who said being rich/wealthy is more about having good friendships/relationships than it is about money.
