@David Clay, I don’t recall if it’s state or county law but we are required to offer a 2 year lease, which these tenants are fond of and so am I.

I read that as 2 years with option to renew, he'll just renew and get the 3 years anyway, which I'm not particularly fond of.

I wouldn't be a good agent because I would just be like "look Fred, the open market places zero value and does not give two sh-ts about your fond memories with your late Aunt Sally in the dining room.
