Although most of my stays are <7 days, I've had a few longer stays (business travelers and a family that was going through a full home remodel).

The contract was a simple 3 page one and I wrote this in.Also, it is a single family being rented as a rooming house (which is technically not legal here).

DFW is a fantastic market for multi-family investments, thanks to its strong job and population growth.

Multi family properties will cashflow the best (unless you are bold enough to rent by the room).

I would skip this and buy a 4 family with below market rents and raise rents and do value ad to get rents up to market!

However, our target demographic—families with elementary school children—is unlikely to rent a property with a pool.My proposed solution was for them to buy two (or three) investment properties today that match our target demographic's housing requirements.
