Something that's not mentioned on this forum much though- watch out for midwestern markets that cash flow well w/ respect to price:rent ratio, but have an excess of rental housing supply relative to the tenant pool.

I have oil heat in an upstate house with an outdoor tank- I switch to kerosene deliveries for the months of December-March, kerosene won’t freeze and mixes well with typical fuel oil.

As mentioned above you can close the tank in-place by backfilling with flowable fill once you have pumped out any remaining fuel.
