I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons. 

From my perspective, when I started house hacking, I really enjoyed learning about all of the trades, but as you said-  it becomes harder to do all those things while building.  

I'm particularly passionate about locations west of Gage blvd.Outside of real estate, I enjoy rock clubs, dancing, reading and helping others find their way. 

He was also really enjoying being there in Nashville with his son and grandkids.

Same risk to the seller.yup agreed HML pof is dime a dozen.. and I understand wholesale transactions are mainly just smoke and mirrors.. 

Richmond has many neighborhoods that have been enjoying revitalization, but not without pain points.

I know in other areas on the country they don't look at anything above 70% of ARV.I tried to fix and flip 4 hours away from where I am, and didn't enjoy it.

I don't enjoy nurturing and closing sellers on a regular basis.

.: Since you can live anywhere, I would find a strong market that you would enjoy, then buy a big house or a multi-family that allows you to rent spaces out and gain experience.
