Something is distracting you from reality as an investor, any investor would salivate to have 1k passive income from a piece of real estate if this is truly cash flowing at 1k net cash flow per month you would be absolutely bonkers to sell it to free up 40K.

I got overwhelmed early on, and then realized, my part of RE investing was to just market for great deals, talk with sellers, and get us to the closing table, everything else at that point was irrelevent and a distraction.

It seems like a distraction in some ways, because your dues and expenses could be going into deals. 

There are a lot of ways to get distracted, a lot of bad information out in the world, and a lot of scam artist trying to rip off real estate newbies, so focus and pick one thing, learn about that one thing and get started.

Daily progress is the real goal...the end result is never fulfilling as we constantly move the goal line.If my mind is spinning and I can't sleep, I listen to a podcast to distract me.

Do get distracted, buy and good investment and learn before you go big and build and company and have to chase biz loans.

Buying courses and LLCs on legal zoom are just wastes of money and distractions from doing real work.You have been grossly mislead.
