I wanted to have an idea about the contract since I 've been told that who ever signs a contract for an available property first is the one to gets it; week after week I am still waiting, two months.Further more, the conversation I had seemed to provide no assurance that the property after renovation would actually be free of needed repairs.In conclusion, I am disappointed.

Some general advice:1) Define your criteria (budget, location, # of units, cash flow, CoC return, etc)2) Connect with investor-friendly lenders to explore your financing options and pick the best for you.3) Analyze properties before seeing them in person to see if they pass the "sniff test"4) Be patient with the search5) Don't bite off more than you can chew6) Have enough reserves to handle unforeseen expenses7) Run your numbers conservatively8) Don't look exclusively for "home run" deals or you'll likely be disappointed

And whatever your expectations are of any level of performance by anybody in the real estate business, divide that by three or four and I think you will be disappointed a lot less.Real estate is a great investment, it's just too bad there are so many people able to screw it up.
