Hi David, you need a discounted propety, have you tried hyper focusing on off-market properties in your desired area.  

That would be your downpayment and or market value the day you buy.

What markets are you looking into? 

This will allow you to enter the market earlier with funds saved up.

Bought undervalued (market value of 265k); refinanced about 1 year later to contribute to next property purchase.

I now offer "limited service" as a PM for 10% which includes marketing on 20+ channels, 24/7 guest communication, daily pricing, automations and software connections, but it is 10% of revenue. 

I would absolutely counter with a price closer to market and see how they respond.

Hard to say if it’s a good deal without the most important piece of data, what is the fair market value? 

After sending out thousands and not getting responses, or at least not good ones, I stopped trying this marketing method.
