I realize denying applicants based on protected classes is illegal and immoral.  

A bus leaves every 7 minutes downtown using express lanes from the northgate park and ride.  

Thanks for the input everybody.I did try credit unions and because they denied the loan officer had suggested HML. 

He previously applied for a traditional home loan and was denied because it does not meet the secondary market requirements.

I filed a claim against my title insurance and was denied several times.

It is excessive to deny a new tenant because their prior residence had an infestetion!

But the indicia of a loan from the IRA owner or other DP to the IRA are still absent.We've seen some pretty abusive situations (most of the time the IRA owner's company paying an IRA owned company for "services") classified as excess contributions in court - this is the Summa Holdings case, among others. 

I work in NYC today, and know most towns within those counties have either a bus or train line into NYC.

Tenant either denies or sometimes complies.  

For example, CA denies you access to the courts if you are doing business there and do not register your foreign LLC.
