The only thing we hired out was countertop installs, as the fabricator insisted that they had too much liability for us to do it. 

This is not a delicate psychological battle of wills, it's a landlord-tenant dispute. 

This is especially true for single builds (compared to national developers who are building on large swaths of land and have their own workers and fabrication plants)

This is a great deal unless the realtor is fabricating the numbers. 

I also try to make clear to my neighbors (delicately) that str is better for them because, even if I had one bad guest, he's gone in a few days. 

Obviously, seller could fabricate.

Old homes have non standard sizes in my region, so the window dimensions need to be fabricated to size.  

As the buyer I would find inaction by my agent unacceptable, in the slight hope it will get things done,  and would hope my agent would apply pressure to get things resolved and know how to delicately push.

Renovating an inhabited property requires a delicate balance between keeping the tenants happy and making the necessary changes.
