Hey Saul, Those are both good markets, I do feel stronger about Phoenix but I am a little biased living here. 

Financing seems to be tricky with IRA hence feel that its best to buy with self funding fully.

I can understand the underwhelming feeling; however, it takes time to get their team in place and to make changes.

For example Delaware has additional default rights and processes that an investor can follow if they feel they are not getting old books and records.

I have a feeling this is going to be a long and painful process.
