I’m Not even sure this lady can sell it down the road with these restrictions in place, assuming another person doesn’t force her out in 3 years.I was just seeking ideas for a course of action that doesn’t require hiring a lawyer as the first step.

There are a lot of options.You can always keep your current house and just use 1031 exchanges to continue to defer the taxes, or if you just sell it later down the road pay the capital gains tax, but this is one way to try to keep more of your money.Like I said, just one more thing to consider.

I definitely will refinance down the road, but I want to make sure I’m making the smart decision now and purchase with the intent to either rent long-term, or do short-term rentals.

Also think about items you can upgrade or repair in the house to force appreciation, so that when you refinance down the road, you have a better LTV (equity) position and you can get even better rates at 75% or 70% LTV.
