I naively thought this was what the packet was, as it is quite comprehensive, and for a regular purchase, it's all part of the general paperwork.Is there a form I can find for this, or do we need to find a lawyer and get an official contract done?

@Bruce Lynn Yes none of them are move in ready but the city also provides a "scope of work" analysis with each property which give a pretty comprehensive list of repairs and code violations that would needed to be fixed before living in the property.

The homes are built well (much nicer than Glen Park in my opinion), the neighbors are wonderful (still one of those places where people know each other) and room for appreciation (Prices are well below Glen Park for reasons that are beyond my comprehension).Honorable Mention: Outer sunset.

You'll start to learn the shorthand of ARV, CoC, ROI, cap-rate, etc. pretty quickly.I think most of the language around "where to buy" is a lot easier to understand: job growth, population growth, average household income, unemployment, school district quality, crime heatmaps, blah...blah...blah...

Things to maybe look for I've learned could be: household income, median home price, job growth, industries, school/education ranking, percentage of renters in area, unemployment rates etc.
