I’m a nurse by trade and have compassion for all people so this really bothered me.

Please review the attached **********************My wife suggest that I take her and the kids along with me to meet this lady at the condo.Maybe seeing my wife and kids she will have some compassion.

I have no patience for sob stories and zero compassion when screening.

People who deserve compassion and respect until they abuse their right to that.As long as things go ahead as your tenants have asked, I think you can count yourself blessed. 

Not willing to pay a neverending compassion tax specially put in place for landlords to pay and no one else?

If the tenant has been a good client and you feel charitable (there is nothing wrong with a compassionate business as long as you are not being taken advantage of or starving yourself/family), then I'd arrange with the tenant to deliver the keys to you on XX date and you will either a) prorate their deposit back to them according to the days they had "key occupancy" assuming the condition of the residence meets your standards to release the security deposit, or b) charge them the amount of the anticipated date XX on the 1st of August and then return their security deposit upon their subsequent vacancy and cleaning subject to your inspection.Personally, I like the prorating of the security deposit better if you feel like the tenant is a good individual and will treat your property with integrity before they move, and it shows additional compassion by not tying up their money while they position themselves for a new location.In any case, do not put yourself in odds with the law, and do not perform any activity that would allow your tenant to come back against you. 

My business does not have compassion or a take a chance option..

Rent is probably not going to replace feeding her children (nor should it) on her priority chain, but it should be more important than the electricity bill or car payment, let alone discretionary spending like eating out or going on vacation.You'll find a lot more satisfaction in the rental game if you treat it with a modicum of compassion, rather than being the Dickensian monster that many people think of when they hear the word "landlord". 

Move.Does it sound like I lack compassion.

Most landlords allow emotions, compassion or fear, to cloud their better judgement.
