Check out PropertyRadar, similar pricing as Propstream but I found it to be better for pulling lists for vacant land.

Once you do your own due diligence and the numbers check out, its pretty smooth sailing with R2R's support.

I do it myself and takes 20 to 30 minutes a month (did it yesterday for Dec), with about 7 of those minutes for 1 property in Blount County, TN which requires the form to be manually filled out, write a check, address an envelope, scan doc and check for my records and walk it to my mailbox.

Acquisition people, asset managers, finance/accounting roles are all needed to run properties, even if the property management is outsourced.  

Upon verification, the Landlord will pay you $2,000 cash, and both parties will sign a receipt acknowledging that your account has been settled.

Also, how do you factor or account for an area/town that experiences lots of seasonal tourism, compared to the town that does not? 

For that, you'll want to ensure your LLC is already set up and approved in the state where you’re operating.Most lenders are fine with the funds coming from your personal account, especially if the LLC is newly formed.
