Easy for guests to change if they get full during their stay, and easy for cleaners afterwards....

I then called the customer and told them their agent needs an education , of course the deck isnt up to todays code , code changes every year . 

People might change your settings or misuse the account without meaning to, and fixing those issues could be annoying.

If they are changing jobs, they need the new job first and you need to paychecks or offer letter with salary or maybe even the first two paychecks at the new job, depending on their level and income.Ask them about deposit and rent. 

With hurricane season now over and the house would (hopefully) be sold well before the next one I am curious if anyone has any seen any change/decrease in sales with areas that have flooded recently?

My longest recent rehab was 2.25 months and added a half bathroom, took down 4 walks including load bearing, put up 3 walls, new plumbing, electrical, flooring, huge percentage of drywall, an eye brow porch, new kitchen with full layout change and new bathroom with full layout change.  

I can't see but maybe the wooden piers are sitting on sonotube concrete piers embedded in the ground which might change things.What I would do is get with a few major local lenders and maybe ask them what they would need to make sure the little studios (that is what I would call them, not yurts) are maximized for value.

Keep in mind comps can change in the 1-2 years you plan on living there.
