I think due to the rapid expansion during the pandemic that caused housing prices to skyrocket mixed with interest rates, no one is able to successfully do an LTR (unless you BRRRR but even then numbers are tight).

As a realtor, I always used a 50% valuation as a rule of thumb, but appraisers may have a better method.

I read Chad Carson's Small and Mighty Real Estate Investing and I think my path is most aligned with what he calls the "live and fix" method.

Their approach resembles the BRRRR method.For example, we have a 3-bedroom, 2-bathroom home in fair condition (requiring less than $20K in cosmetic repairs) that has been on the market since August 2024.

i BRRRR locally and am having a hard time.you don't want this answer, but the best down payment source is cash, and then holding the property for 50 years and being prepared to not net anything for 5-10 years as you stabilize it.if i am missing something, let me know.

I plan to use the BRRRR strategy, financing initially with hard money and then refinancing after the rehab.

Also you have locations like SW phila that were heavily pushed onto investors chasing BRRRR.
