More and more investors are willing to deal with wholesalers TODAY, then years ago because it is more prevalent and buyers aren't loyal to the supplier, but rather the deal. 

Whilst I'm in full agreement that third-party laundry suppliers are more than likely skimming coins, it would be difficult to efficiently collect coins on a fixed schedule across so many properties.I'd imagine some communities could be overflowing with coins quickly, whilst others might be much slower.Are you tracking usage/coins over time, per property?

I'm a huge fan of vertical integration but as you alluded to - cooperation among suppliers for goods and services can be a little tricky - as you are now often competing with them at least on certain fronts - although it depends on how you choose to vertically integrate. 

@Jason Coyle thanks he’s a contractor and I actually work for his supplier as a sales rep so I understand fully the construction business plus I know the ins and outs of getting the best deals with vendors.....basically he doesn’t know the sales side, the real estate market etc...

I have had decent results with going to suppliers and asking for the names of a few contractors they work with.

I used Floor and Decor for the flooring and tile and backsplashes and a direct supplier for the granite.
