If you are bringing no money to the table they definitely will want to get to know you, your experience and track record.

Honestly, RE investing wasn't something I was looking to get into within the next decade, but due to circumstances that possibility is on the table with this property.I'm not thrilled about the idea of being a landlord, especially a long distance one...but I'm not 100% against it. 

@David Dachtera While I do agree with you, right now we're not in a position to leave sweat equity on the table.  

Lighter, smokes, cell phone, lawn chair - a regular rec room, with the other tenants property as their table.

These folks burned holes in our linens, started what looks like was a small fire in bathtub, burned the couch in 3 spots and also burned an end table.

I suspect though payment under the table for investor capital is alive and well..

My wife and kids would keep that off the table for my main residence, that's for sure!

If I were you I’d want to chat with a good Realtor about everything to make sure you’re not leaving money on the table.

But those weekly sales meetings ( not zoom) and sitting around the table with 5 to 10 high producing agents who are conversing about what they did how they did it and how to do it..
