I'm not a tax expert and dont know how this would conflict with the tax deferred basis, but if doable, this isnt a bad option, either. 

But, I do feel bad for the students, since they are the ones that typically don't have the money to lose, but also get suckered by gurus that they can make hundreds of thousands, if not millions, by investing in real estate.

Of you can relocate and house hack, I highly recommend that so you give up less cash upfront.Good job not spending your stack on some bad *** pick em up truck or other nonsense young people would otherwise spend it on! 

Many people just ask the rates because that is the probably the only factor they know, so it's important educate them how several factors can also influence the rates.

Cost of borrowing goes way down when no one wants to borrow like in a bad economy.

I would pass on this deal given the red flags you share (and the fact you feel there are red flags is generally a bad sign).

That sounds pretty straightforward and we've got something similar here too and it's not bad. 

Doorvest claims that they help identify, purchase, and own rental homes for a littles as 35K and help generate cash flow.At the moment, I'm little skeptical but wanted to give it a try and write each steps here (good or bad) and help the community here. 

If you are a wine drinker like me it's been great - I remember how bad all cheap wine used to be - but I can see a big difference in the popularity from 20 years ago.  2 buck chuck !!!
