I'd imagine the DC/Baltimore market is pretty strong for tourism & other short-term needs.

@Kristopher Kelly As far as being touristy goes - yes, there is quite a bit of tourism in the Pensacola area. 

People there work in tourism and there is not a lot of opportunity for higher rents like we have here.

That greatly hurt tourism.

Our initial thought was to get a condo and rent it as an Airbnb as we are familiar with the tourism in that area.

We have a little more tourism than we thought we would have when we got started - we're in a small city 35 miles from the beach in NC.

I’d think fewer people would be looking there due to the off season in tourism (but I could be totally wrong!).
