It's a skill, and if done poorly needs to be either redone, or at worse will need repair first.Walking into some houses where the homeowner or a friend painted, you see horrible edges, difficult sections never being completed (top of a staircase needing an extension ladder), poor sanding after touch-up spackling, etc.

I met the old tenants at 4 for the final walkthrough, changed the a/c filter, screwed in a vent that had fallen and did paint touchups from 4-6 and met the new tenant at 6:30.

Balancing between treating this just as an end of lease or trying to get more out of the situation as I need re-rent after only 6 mths (touch up paint, ect...).....newbie (only 6 months into this game).Appreciate your thoughts, advice, KenThe lease states that the landlord receives one month rent if I (landlord) agree to a replacement tenant  (basically loses their deposit)

Getting ready to paint and would like to know if anyone has found the best sheen as in flat eggshell satin for the living areas, living room, bedrooms and the best color white, light Gray for example that would be a quick touch up later on with a roller in between tenants.

You can do a major turnover between 3 to 5 years and just touch up in between.

I'd look at Goodyear and Surprise before Glendale as Glendale is going to have much older housing stock (1960s-1980s vs 2000s+ for the suburbs) and the suburban homes are going to need a lot less work and mostly cosmetic touch ups like paint if the home has been maintained well.I'd say where you're looking to buy would depend on how much work you'd be looking to do.
