Cody,There was a time when portfolio loans were definitely the way to go, specifically when rates were at rock bottom and you could bundle as many of them at that rate as possible.

I am 15 minutes from Disney, with normal traffic, and have a nice place with full 5 star ratings and we're just battling the bottom feeders here all day long.

Let me add, despite the criticism here, his books are extremely well reviewed, the one I bought had been 4.8 out of 5 stars on Amazon at the time.

There are lot of companies you can use to do them; Red Star, RentPrep, Cozy, etc.

I really wanted to have a good experience with them and I'm so disappointed that I didn't get to enjoy that 5-star experience that so many people raved about in their google reviews.But this has been...a joke.

@Ivan AldanaI have LTRs in a metro area, an STR in rural hiking/rock climbing area and an STR in a beach area next to a large metro area.

Actively offer them a 5 star guest review and request reciprocity, asking what exactly would make this a 5 star experience for them.  

I also ask for referrals, I do not just choose the first one I see that has a handful of five star reviews.Tenants: As long as your screening criteria is where you want it to be (my preference is rather high), your lease agreements are rather air tight, and you keep an open line of straight forward and honest communication you should not have too many issues with your tenants.
