I'm relatively sure that nobody recognizes a pit pull as a "service animal" I wouldn't rent to anyone with a pit bull myself, though most are harmless, when they do attack, it can be deadly.

I've been told there are lenders that will recognize the agreement as a "purchase", allow you to refi to pay the owner off, and hold a longer term loan with the lender.
