Nowadays, the internet has made it easier to network, reach a larger audience, underwrite deals, research a market, and have access to education. 

Once its filed it is public record so we would love to read the lawsuit.

A recent article in the Remodeling Magazine (a publication for professional contractors) made the case that if you don't mark up your subs by 40% you might loose money as a GC.

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

You should be able to skip trace the address and find all its public information.

If you can JV for a seasoned developer and investor on a deal like this and make 10-20% of the upside while tagging along and learning from their experience, that education is going to be worth way more than trying to get a 50/50 split or something like that. 

Also, they don't educate the sellers as to what they are actually doing and that they are not the end buyer.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
