Tenant shall provide a certificate of insurance to Landlord demonstrating that Tenant has procured the required insurance coverage, within ten (10) days after the commencement of the Term of this Lease and within ten (10) days after any renewal or change in such insurance coverage.

Both were virtually impossible to procure financing and time was of the essence when they came available.

Make sure that the agent is ok with only getting commission on the property that he has procured for you.

This includes:-  Overseeing contractors day-to-day-  Overseeing the work and ensuring it's on schedule-  Managing the budget-  Managing procurement of materials -  Getting contractors paid-  Handling issues as they arise/Change Orders-  Taking care of the property between rehab completion and saleThe most efficient solution is a project manager who can oversee all of this. 

The quote: $7.02 and I feel like an idiot. 14 years of fighting with procurement departments because I had assumed it was a significant cost.

However, Auction is only interested in procuring a buyer and collecting earnest money and after that the process can be painful.

While they are getting that higher lease procurement fee it also takes a massive amount of their time to prepare the property between residents, list and then lease it all over again.
