Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

I'm a painter so I have an idea about construction costs, ish, but I also know if I estimate rehab to be $10/sqft and it ends up being $15/sqft I'm losing out on a lot of money.

Advise that the cost of a painter and the paint are considered common expenses in wall repair and you expect to be made whole.

Also have a great painter that can do some general repairs also.

It could be as simple as being willing to hire painters and flooring guys, or it could be as complex as a scrape and build, but right now if you just want passive returns without any front end work you're better off in stocks.

Personally not a huge fan of the painters tape accent wall and fake brick but the other tips seem to be great ideas and bring a lot of nice features into a house that I feel a lot of flippers miss out on.Article is attached here for those that would like to read it.https://www.realtor.com/advice...Thanks
