The thing with this property, is that there are no detached properties anywhere close in " Mississippi ", BUT .... there are plenty of de-ttached and attached properties, as well as Duplexes and Multi-Family properties about 30 minutes away in Memphis,TN My question is , could the appraiser not use recently sold properties in Tennessee ( Memphis ) for comparables , since there are plenty in Memphis .... even though the property I am trying to buy is in Mississippi ( which is just 30 min. away ) ?

the bulk of mine were in Madison MS.. the per capita wealthiest city in the state. and of course you had to buy new construction to qualify.. so they have been nice rentals that cash flow neutral to lose a little bit a month.. but the front end bene's out stripped any little negative since I made 30k per house in my jeans day one.I am now selling them..
