With that in mind, I am contemplating finding someone that is facing foreclosure and is interested in staying their home and doing a purchase "subject to" and doing a lease option to buy back to them for 18 months.Does anyone else focus on pre-foreclosures in MD?

If I want to read about wholesaling, I don't want to scroll through the Starting Out section to find wholesale posts, I want to read about it in the wholesale section while my mind is geared toward learning about wholesaling and grouping information in my mind about wholesaling.By looking at the post counts, it almost seems like all the other sections should be consolidated into one thread or the Starting Out section should be removed (or even better- fill it with stickies with general FAQs) to force posts into the proper sections.I think that it's almost an option where to put it- I could ask a rehab question in the rehab section, or just put it in the general since anything falls under general.

What I have in mind, is to simply get into an option contract with a seller; let them know that I'm an investor and plan on finding an end buyer who will pay more than what I have in contract with them, thus making money on the spread of the two contract prices.

That is exactly the conversation I had with a friend of mine.We bet there are many in the gay community who are outraged that the rest want to make "marriage" possible.They are thinking, "sorry honey, the state says we can't get married, I would if I could" and in the back of the mind is thinking, "great, I don't have to give my partner 1/2 in case it doesnt work out"

I think another important thing to keep in mind is that after you go to a few of these meetings (the REIA group I meet with meets once a month), it will be extremely obvious which investors are actually doing things- and big things at that.We started each meeting with "open floor" where people could advertise a service, a property, or share a story.My experience was that about 80% of the people in the room where either new, doing very few deals (or getting very little response from whatever marketing they were doing), or just weren't doing anything at all!

Uhh...Afraid of failure...Afraid of success...At least you understand that making the calls come to you is the way to go...Also, laziness can be a successful trait....As long as your mind is not lazy... and you can survive long enough to get people in place to do the other work needed...Temporarily...
