Hello, Wondering if anyone knows of a good company in the SW suburbs for snow removal still taking on properties? 

I had a unique perspective of how these two industries working together.While performing an inspection on a house, I got to chat with the seller and found he was a commercial construction superintendent for a large local company.

Next question.... will you self-manage it, or turn it over to a professional management company, or some type of hybrid? 

So this program is between the property mgmt company and us, mostly. 

Once it's placed into services as a rental, the property taxes will be a rental expense.I agree with Gregory above and speak with the company he has his mortgage with.

Here is what the IRS says on the subject: Election for Husband and Wife Unincorporated Businesses A business owned and operated by the spouses through a limited liability company does not qualify for the election Only businesses that are owned and operated by spouses as co-owners (and not in the name of a state law entity) qualify for the election.

If the insurance isn't done properly, it's on the edge of impossible to cash the check because it's made out to the lender, my company, and the seller(s).

I've had tax companies lie to me about this and I ended up wasting money on unnecessary entities.

The macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here.
