Non-QM does not have to follow Fannie/Freddie rules, so it will be much easier to close a Non-QM going forward than that of Fannie/Freddie, which may be hard to find for that loan type.I suspect that there will be even more innovative products coming out of the Non-QM space as well.

I know they will likely cost more than the cheapest options, but ultimately I'm OK with that given the deal and upside potential.I invest primarily in Portland, OR and typically see the best ADUs and rehab projects being done by these "design-build" firms that take an innovative and thoughtful approach to their projects that are super "Instagramable".
