I should have bought all of them 😀.  

It took me 11 years, 25 properties and 76 doors to replace my income but when I bought my first larger commercial deal, it replaced my wife's income in one year. 

Prior to pandemic we used it a lot for ourselves and did AirBNB which was a gold mine for the 90 days that you are allowed to do it in the city.

So I just bought my first property (4 unit multi family).

If you bought a property that didn't have a stove/oven or dishwasher.  

Lots of people on here want to knock concepts like the one you are asking about, but in my experience most of those people haven't even worked through those kinds of companies or bought properties, so focus on the ones who actually have (if you can figure out who that is). 

I bought my first property in North Jersey at the peak of the 2006 market - came to the closing with no money and walked away with $10,000, still own the home to this day - and it's still possible do near this today - so, it can be done with $50K or less (doesn't mean you should do it that way...) 

We bought at $212k, we put 20% DP used DSCR(~45k because it was appraised at $206k).

It seems that the tenant has been there for a year or close to a year, probably since you bought the house in November 2023. 

One of the homes was bought for $25,000 and exchanged for $134,000.
