Also, as mentioned above, brokers will not likely spend a lot of time chasing smaller parks so another strategy you may want to pursue is to choose the area you would like to buy your first park in and find a hungry realtor or wholesaler who would be willing to drum up some deals for you, instead of a MHP broker.

Most of the talk is either (1) disguised advertisements to drum up business or capital where the investor is spending someone else's money or (2) desktop research and endless chatter about "the market" with no actual investing discussion.

On a 1000 sf home, one guy runs a drum sander (with belts about $80-$100/day rented from Home Depot), one guy runs a hand-held belt sander ($30 at Harbor Freight), and the third guys runs a 6" Rigid orbital sander (about $130 purchase at HD).

@Mary Rutten@Scott Schultz   Mary I don't think Scott was talking about your guest speakersits well known that the bigger players in a market will troll the REIA's looking for newbies and dump houses on them that they may or not make money on.Eddie speed is there to sell his guru note courses... its how they drum up business.. these guys are all on a circuit and REIA's are part of the circuit.that said I have fond memories my Grandfather had a cottage on Lake Poygan out of Winneconnie  not sure if I am spelling those correctly.. but I spend many summers there in the late 60's and have very fond memories.I also remember though going back in the mid 80s with a car I rented in IL  and getting chased off of the driveway into the cabin by locals who I guess don't really like IL residents..
