A proven history of responsibility and ability to pay bills on time trumps a credit report that essentially states that the person has too high of a debt to income ratio.

I've been attempting to refi ever since the day Trump came to office.

Let me guess...a trump voter.

I look at Donald Bren and think WOW, how cool that would be to be him.

Otherwise someone could price their run down old motel like it was the Trump Tower because it could be built on that property.

The refi jockeys that spent years telling me that I should just refinance the same batch of people over and over, rather than focus on new purchase business & value adding, be like this while trying to learn how to do (comparatively harder) purchase mortgages....And Donald Trump on election day, be killing most of the refinance business like...

Some would say it's a Trump-esq thing to do but then those are generally the high paid actors and academicians that don't have to work for a living:)BTW, the only place it comes into play for me is the prorations from loan funding to the end of the month and at the end of the loan from the last payment to payoff. 

If there was a Real Estate Mutual type Fund in the Trump Towers, would you want to buy some shares?

None of those reason trump market bubbles, speculation, and volatility, but if you invest by cash flow and numbers instead of hunches and gut feelings you can mitigate a good chunk of the risk.Hope this helps.
