The PM's policy does not want to have the burden of defending every Liability claim for the investors. 2)  The Additional Insured endorsement allows the PM to directly submit a Liability claim to the property owner's policy, bypassing the PM's policy. 

As long as you have your facts straight to defend this position, I would not worry too much about IRS challenges.
