What is your appetite for rehab? 

I don't have the appetite for a major rehab, but I would be fine with a place that could use some minor/moderate work (or a turnkey place would be great too).

If you are one of the people who can actually vet them, bon appetite.

I think a sex offender is less likely to reoffend in their own neighborhood where they are more likely to be recognized and caught, but people don't want to live near them and it could scare off good tenants and suppress resale value.

Those countries do not pay for fire suppression systems or sufficient fire alarms and security for old, public buildings and they burn down every day like Notra Dame Cathedral in France.

Not saying I would try to be discrete about this as a buyer... more so wondering if sellers ever have an appetite to allow potential buyers the chance to extend leases before closing.Some background here- I'm a new industrial investor who is in fairly deep talks to acquire a small warehouse.

If the building is older major items that might need repair or replacement is the roof, HVAC systems, outdoor lighting, back flow devices, private hydrants, any fire suppressions systems like sprinklers/risers, parking lot, marque signs, awnings/canopy/overhangs.
