Were they transitioning from a smaller investment?

We work with a few lenders that can do a 2nd position but only go to 65% ltv.

i would do a 5% down loan.

Through the early years I'd post a few times then go dark for months at a time, even into my early days of being an agent, always been hot and cold, in my postings. 

We work with one lender that will doa  2nd up to 60% LTV but its a loan not a revolving / open ended line of credit. 

Doesn't mean its a necessity to have it formed here but it is a fairly straight-forward process. 

It's a very murky water between Private Money and Hard Money.
