Looking to grow into Multifamily this fall and winter.

Hello,Does someone with experience know if there are better buy and hold real estate deals to be found in Chicago during the winter because there is less people to buy during this time?

In the winter/summer they would open/close.

I will be residing in one of the units come the winter so I think just offering to compensate them for the usuage would be the best route for now.

Plus, you don't want ANY vacancies in the winter. 

In all my years working as a trustee I never found what one would consider a conventional lender that would lend on an irrevocable trust (I assume this trust is for estate/Medicaid planning).I suppose anything's possible in the world of private lending, but the rates will probably be much higher than conventional.Which begs the question, "why the trust in the first place"?

And that's assuming we aren't in winter, which this could be delayed until, because all evictions then get stayed until the temperatures come back up.Its time consuming and expensive.

Summer is always busier than winter. 

My dilemma is to convert before winter OR save up and do it next fall.
