Here is the thing IF I do that I open a wide open door for my stuff to be damaged.

If you know your comps well you can use the individual complexes’ websites to check their rates, but those can vary widely in accuracy.

But surely you will only do it eyes wide open...with a background screen of some sort, not just believing what you are told.

These roofs are 3/4 inch thick , 6in wide planks .

Of course, my actual bid on the property could vary widely once I see the property as well. 

I speak to other investors in my state (NJ) and they all agree that its a state wide issue.
