As of late, I have been using my extra cash for PML and but I am also going to look at the mid-west market smaller MFs. 

There is definitely a market for mid term rentals in the Nashville area due to the medical hub of West end and several other large hospitals in the area.

Here's a 9 unit I recently completed in West Philly, it's part of a syndication I put together and it has 4 buildings total in that syndication. 

If there's a downside to the coast it's the erratic weather.

I had my sights set on south west nj, gloucester, Salem, Atlantic, Cumberland.

Being on the East coast makes those areas a little more accessible from the west coast its a long slog over there.

@Mike GhajariIf you are looking in Cleveland I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

I think Long Beach Washington has the least expensive direct ocean front in America today. for those not familiar its about an hour north of Astoria Oregon and as the name would suggest its one of the longest beaches on the West coast.

Would also consider a property where you can force appreciation, like add a bedroom or bathroom or an ADU (more of a West Coast thing with ADUs).
